We also cover applications for demolition and extensive renovation.  Ontario’s recent RTA rule changes made these applications more complex than ever. The 2021 RTA changes made it quite punitive for landlords who have provided the tenant with a bad-faith N12 notice. This is our #1 downloaded product.

Learn strategies for successfully evicting for recovery of the unit for the landlord, the purchaser or their family.  A lot of these applications are dismissed by the LTB. Large fines of up to $35,000 and tenant compensation of up to $35,000 can be imposed by the Board.  Then, a provincial offences conviction for giving false and misleading documents to the LTB can cost you up to $100,000. Post-Tenancy Claims for Rent, Damage, Utilities & other Losses – Enforcement of LTB Judgements for Eviction and Money New:
This 90 minute video updated in 2025 includes the Bill 184 changes to the RTA. These give landlords the ability to file with the LTB for compensation for any type of monetary loss that they incurred. This includes losses for rent, damage, utilities, compensation, NSF, application fees etc. The RTA now allows these claims where the landlord didn’t file an application while the tenants were still in possession. but files their claim AFTER the tenants have moved out. The LTB’s new L10 form and service requirements will be explained.

We’ve added a second part to this CPD describing how to enforce LTB judgments, both for eviction with the provincial Sheriff, and for monies at Small Claims Court. We take you through the entire enforcement process step by step. Included are samples of filled-in Sheriff and Small Claims Court forms. These included a sample supplementary affidavit to deal with LTB eviction orders where the debt runs after the order is issued until the tenant moves out etc. We describe the process for garnishment and judgment debtor examination fully.

Bill 184 Changes –  On July 21st, 2020 the legislature passed Bill 184. The bill has now been proclaimed into law including the September 1st, 2021 changes.  In order to stay out of trouble, you will need to know the technical changes and how to deal with them on a day to day basis.
