Starting a Tenancy – Learn about the 2018 mandatory Ontario Standard Lease, plus our fabulous lease Appendix with 100 clauses to provide proper protection, plus get tenant screening tips to avoid the “Tenant from Hell“. In this webinar we deal with rental applications, leases, credit checks, rent deposits, pre-paid rent, guarantors the whole process from advertising the unit up to and including the move-in inspection. The old way of getting tenants no longer is sufficient in this high-risk legal environment.
This webinar also deals with the Ontario Human Rights Code, both pre-tenancy while screening, and also during the tenancy. This comes into play when looking to evict problem tenants who may exhibit their problematic behaviour as a result of their Code protected status. Asking the wrong question or saying one wrong word can be the start of your journey through the Ontario Human Rights Tribunal.

Evictions for Landlord or Purchaser Use + Renovation and Demolition – In this webinar which includes all the 2020 & 2021 Bill 184 changes, we discuss No Fault Evictions, that is, those for landlord’s or purchaser’s use, as well as for demolition and extensive renovation. Ontario’s 2017 RTA rule changes made these applications more complex, and the recent 2020 changes made it quite punitive for landlords who have provided the tenant with a bad-faith N12 notice. This is our #1 downloaded product.
Learn strategies for successfully evicting for recovery of the unit for the landlord, the purchaser or their family. A lot of these applications are dismissed by the LTB. Large fines of up to $35,000 and tenant compensation of up to $35,000 can be imposed by the Board. Then, a provincial offences conviction for giving false and misleading documents to the LTB can cost you up to $250,000. Avoid being another statistic.

The LTB’s new L10 form and service requirements will be explained.
We’ve added a second part to this CPD describing how to enforce LTB judgements, both for eviction with the provincial Sheriff, and for monies at Small Claims Court. We take you through the entire enforcement process step by step. Included are samples of filled-in Sheriff and Small Claims Court forms.
