This webinar takes you through the entire process from N4 or N8 notice, to the L1 or L2 application and then the hearing. One mistake in the process, and your application could be dismissed and you have to start over. This webinar includes all the 2020 Bill 184 changes. | Includes video & companion PowerPoint |
Evictions for Tenant Conduct + Compensation for Conduct, Damage & Utilities – This webinar includes all the 2020 & 2021 Bill 184 changes. Learn about the N5, N6, N7 and N8 eviction notices and how to complete them properly, how to file applications to the LTB, how the complicated N5 voiding provisions work, and how to make sure you provide sufficiency of details in your termination notices. The webinar includes a number of termination notice appendices samples for complex issues such as non-payment of utilities, condo evictions, smoking, marijuana etc. If a tenant has damaged your unit or failed to pay the unpaid utilities, or causes you other monetary loss through their conduct (such as a condominium charge-back), this webinar will show you how to apply for eviction and for the recovery of your reasonable costs. | Includes video & companion PowerPoint |
Evictions for Landlord or Purchaser Use + Renovation and Demolition – In this webinar which includes all the 2020 & 2021 Bill 184 changes, we discuss No Fault Evictions, that is, those for landlord’s or purchaser’s use, as well as for demolition and extensive renovation. Ontario’s 2017 RTA rule changes made these applications more complex, and the recent 2020 changes made it quite punitive for landlords who have provided the tenant with a bad-faith N12 notice. This is our #1 downloaded product. Learn strategies for successfully evicting for recovery of the unit for the landlord, the purchaser or their family. A lot of these applications are dismissed by the LTB. Large fines of up to $35,000 and tenant compensation of up to $35,000 can be imposed by the Board. Then, a provincial offences conviction for giving false and misleading documents to the LTB can cost you up to $250,000. Avoid being another statistic. | Includes video & companion PowerPoint |
Post-Tenancy Claims for Rent, Damage, Utilities & other Losses – New Enforcement of LTB Judgements for Eviction and Money – New This new webinar includes all the 2021 Bill 184 changes related to the landlord’s ability to file with the LTB for compensation for any type of monetary loss that occurred during the tenancy. This includes rent, damage, utilities, compensation, NSF, application fees etc. The RTA now allows these claims where the landlord did not file an application while the tenants were still in possession, but files their claim AFTER the tenants have moved out. The LTB’s new L10 form and service requirements will be explained. We’ve added a second part to this CPD describing how to enforce LTB judgements, both for eviction with the provincial Sheriff, and for monies at Small Claims Court. We take you through the entire enforcement process step by step. Included are samples of filled-in Sheriff and Small Claims Court forms. These included a sample supplementary affidavit to deal with LTB eviction orders where the debt runs after the order is issued until the tenant moves out etc. We describe the process for garnishment and judgement debtor examination fully. | Includes video & companion PowerPoint |

Then we move on to attending a hearing, conduct at the hearing, summoning witnesses, questioning witnesses, internal reviews at the LTB and appeals to Divisional Court. In this webinar you will learn the ins and outs of providing oral evidence, cross-examining witnesses, how to use exhibits etc. | Includes video & companion PowerPoint |
Mediation & alternate dispute resolution at the LTB – Learn about the process of mediation at the LTB, the mediator-assisted settlement agreement versus the Board-ordered consent order. Learn how to enforce agreements with s.78 clauses as a way to an easier eviction or enforceable behaviour/payment agreement. We also cover the new and controversial 2020 private re-payment agreements from Bill 184 which allow a landlord and tenant to avoid the LTB completely, and allows for the landlord to file directly for eviction if the tenant breaches the terms of the private repayment plan. | Includes video & companion PowerPoint |
